While it would be too early to presume an upward trend in the number of equity sales for our are indicators that the market is edging upward in small increments in many county, state, and national areas. BETWEEN THE YEARS 2004 AND 2007, and before the real estate bubble burst, home sales in the Julian/Santa Ysabel area priced over $500K averaged 20 sales per year at $322/sq. ft. and 108 days on the market. Of the 80 sales over $500K in that time frame, eleven had sale prices of over one million dollars. After the 2008 bottom and through the end of 2011, only fifteen homes sold over $500K for an average of 3.75 sales per year at $347/sq. ft. and 256 days on the market. This represents a significant de- crease in the number of sales, and more than twice the time on the market to sell (see chart). In 2011 there were only three sales over $500K and all three sales had small home improvements on larger acreage. This skews the square footage value of the homes significantly (a 107 acre ranch, 1200 sq. ft. mobile home and out buildings, a 1500 sq. ft. cottage on 40 acres, and a 3000 sq. ft. home on over 300 acres of ranch land at an average price per sq. ft. of $726); I listed and sold two of the three properties and have intimate knowledge of the transactions. If This year to date there are five sales over $500K and the good news is that the two most recent sales over five "hundred thousand dollars sold within the first 4 months on the market. Of the five sales, one was a commercial op- eration with a single family home; another was a home sale that in- cluded a quiet sale of an additional home not listed in the multiple listing service. The remaining three sales were traditional single family home sales. Of the three remaining sales over $500K this year, the two most recent sales were homes listed at $849K, (see photos above) in the Pine Hills area that sold within 126 days for an average of $219/ sq. ft. While in different times both of these homes would have sold for much more, the fact is that it would still be hard to replace these homes for the price for which they sold.
